For real estate agencies
Better-prepared buyers. Clearer property conversations.
STRATAFORM helps organize source, mandate, evidence and responsibility, so the buyer understands what is clear, what is missing and who should respond.
STRATAFORM is a decision-confidence method for Italian real estate. Your input becomes structured evidence inside the buyer’s Living Property Decision Workspace. STRATAFORM does not replace the agency’s role, mandate or commercial responsibility.
Positioning
STRATAFORM is not another property portal.
STRATAFORM does not publish listings, take mandates or replace agency relationships. It helps serious buyers organize what they are looking at, what is missing and which professional review may be needed before commitment.
- Better-prepared foreign buyers
- Fewer repetitive document questions
- More structured property conversations
- Clearer expectations before negotiation
- A shared evidence map that supports collaboration
What the agency can clarify
Clarity, without crossing role boundaries.
Source and listing consistency
Where the listing comes from and what stays consistent across channels.
Mandate and authorization
Scope of representation, authority, and limits made explicit.
Evidence received from the owner
What the owner shared, what is pending, what is uncertain.
Available documents
Documents already on file, organized by status.
Questions to route to professionals
Open questions framed for the right qualified role.
Case readiness for the buyer
A clear view of what the buyer can already evaluate.
STRATAFORM does not replace the agency and does not automatically verify the information received. Mandate, responsibility and client relationship remain with the agency.
Agency use cases
Four points where information friction goes down.
Foreign buyer preparation
The buyer arrives able to discuss cadastral, planning and condominium context — not asking basic questions.
Document request organization
Requests are grouped by role and status, avoiding repeated asks for the same document.
Cross-border communication
Bilingual evidence framing reduces translation ping-pong before viewings and offers.
Professional handoff
When notary, surveyor or lawyer input is needed, the request is scoped and pre-attached.
Agency questions
Five questions, five answers.
Is STRATAFORM a listing portal or CRM?
No. STRATAFORM does not publish listings, take mandates, manage transactions or replace agency CRM tools. It organizes the property evidence a buyer relies on before commitment.
Does STRATAFORM certify the property or the mandate?
No. STRATAFORM does not certify legal, cadastral, planning, energy or tax conformity, and does not certify the mandate. It surfaces what is known, what is missing and where professional verification is required.
Does STRATAFORM guarantee faster sales or better prices?
No. STRATAFORM does not guarantee sale outcomes, timing or price. It helps reduce avoidable information friction between buyer, agency and professionals.
What is expected from the agency?
Whatever information the agency would already communicate to a serious buyer: listing source, mandate scope, documents received from the owner, condominium context and known open questions. STRATAFORM does not require access to the CRM or internal systems.
How does the buyer relationship stay with the agency?
The mandate, negotiation and client relationship remain with the agency. STRATAFORM structures the buyer's information layer around the property — it does not communicate with the seller or negotiate on the agency's behalf.
Shared workspace
A shared workspace for clearer buyer requests
Instead of fragmented messages from foreign buyers, agencies can work from structured requests generated around the property dossier: what the buyer is asking, why it matters, which evidence is missing and which professional category may need to answer. This helps collaboration without replacing the agency or qualified professionals.
Invited access
When someone is invited to a STRATAFORM case, they can enter the relevant workspace from the invite link and work from the shared context. Free access to a specific invited case is different from future Professional Pool membership.
Multilingual communication
Multilingual collaboration tools are part of the controlled product roadmap.
STRATAFORM provides decision-support, evidence organization and collaboration workflows. It does not replace qualified legal, technical, cadastral, tax, mortgage, valuation or professional advice. Professional fees, engagements and opinions are separate from the STRATAFORM assessment. Professional collaboration is a future / controlled-beta layer and is not an active commercial offer.

Every concept has a single source.

- Why listings are not enough
A listing states what the seller chose to publish; the decisive material almost always sits outside it.
- Why the Property Decision Dossier exists
A report is finished when written; a property decision is not — the Dossier exists to carry the case while it is still moving.
- Why STRATAFORM.app exists
STRATAFORM.app exists because a live case needs a working surface — the institutional entrance deliberately does not provide one.
- Why trust comes before software
The method, its limits and who stands behind it are published before any tool is opened — trust is stated first, not asserted later.
