For owners and sellers
Make the property clearer before the buyer decides.
STRATAFORM helps owners and sellers understand which information, documents and answers a foreign buyer may need before moving forward.
What the seller can prepare
A prepared dossier reduces friction.
Listing source
Where the listing comes from, who controls it, what is consistent.
Available documents
Title, plans, energy and other evidence already on hand.
Cadastral and planning status
What is registered, what is pending, what is uncertain.
Condominium information
Charges, regulation, ongoing matters.
Works, renovations and maintenance
What was done, when, and by whom.
Contacts and responsibility
Who answers what — owner, agency, property manager.
STRATAFORM does not certify the legal, technical, cadastral, energy or tax compliance of the property. It helps surface information, gaps and next steps.
Typical buyer questions
The questions a serious buyer asks before commitment.
Preparing for these questions — not necessarily answering all of them — reduces information friction and clarifies where a professional is needed.
- Where does the listing come from, and who controls it?
- Is the cadastral situation aligned with the current state of the property?
- Is the planning history complete — are all interventions authorized?
- What are the condominium charges, and are any extraordinary works pending?
- What is the energy performance and is the APE current?
- Are there ongoing disputes, mortgages or encumbrances on the title?
Owner questions
Five recurring questions.
Does STRATAFORM certify that the property is 'ready to sell'?
No. STRATAFORM does not issue a sale-readiness certification. It helps make visible which information a serious buyer will ask for and which items are still missing or unclear.
Does STRATAFORM replace the agency?
No. Mandate, negotiation and the commercial relationship remain with the agency. STRATAFORM organizes the property-side information layer around the asset.
Will preparing information guarantee a faster or higher-price sale?
No. Better preparation can reduce avoidable back-and-forth, but STRATAFORM does not guarantee sale timing, price or outcome.
What if some information is missing or uncertain?
That is expected. STRATAFORM labels items as missing, uncertain or professional-required rather than hiding gaps. Owners can then decide, with their agency and professionals, which gaps to close before going to market.
Who sees the information I prepare?
The information layer is scoped: the owner controls what is shared, and with whom. STRATAFORM does not publish property information to the public.

Explained once
The underlying questions, with their source.
These answers are not rewritten here. Each link leads to the one page that holds them.
- Why listings are not enough
A listing states what the seller chose to publish; the decisive material almost always sits outside it.
- Why the Property Decision Dossier exists
A report is finished when written; a property decision is not — the Dossier exists to carry the case while it is still moving.
- Why trust comes before software
The method, its limits and who stands behind it are published before any tool is opened — trust is stated first, not asserted later.
- Why STRATAFORM exists
STRATAFORM exists because Italian property decisions are made from scattered sources — and the whole picture is never assembled before commitment.
